Rainwater outlet is duct wall mounted. Gap noted in between rainwater outlet pipe & roof flooring. This will cause rainwater to seep in through the gap between rainwater outlet pipe & roof flooring. If gap not uniformly sealed at right time, water will spread in attached/ associated areas below roof and cause severe damage in the long run. Thereby hassle residents in future with high repair cost and unhealthy living conditions.

Both materials, i.e. door frame and wall, being different have different thermal movements. Putty being a rigid filler material, will peel off during operation of frame. This will create a moisture path, hence affecting the associated areas in long run. If not taken care at right time can generate a problem for occupants.

As seen by infrared image flow of moisture noted from under the external sill. Ply wood is used under the window sill at external side & crack noted on it. Water seep-in noted from the plywood. Plywood makes the wood porous and susceptible to water damage. Thereby creating moisture path and causing discolouration at internal wall surface. If not rectified timely, moisture will spread and damage the entire wall.

Inadequate slope at flooring can lead to formation of water pockets, hence floor water will not get drained easily from floor drain outlet and get accumulated at the corner. It will lead to damp/ moisture seepage related issues in adjacent areas, and also water seepage in the below floors. This can cause damage to property/ associated area and health issues in long run. Moreover its rectification will cost large amount and time factor.

In above floor’s bathroom, outlet pipe connecting in trap is short in length & spreading water in slab/ flooring bed mortar; this is creating moisture patch in below floor i.e where issue is detected. If not rectified at proper time, can further lead to spreading of moisture  in associated area and will lead to water dripping from ceiling at adjacent below storey. This will affect occupants by creating inconvenience due to heavy repair work as also unhealthy living condition.

As seen by infrared images of both internal & external side of the affected area, flow of moisture noted from planter box at roof level. Roof Garden waterproofing system not found at planter box. If not rectified, moisture can spread in associated areas and further damage it & also laminate can be affected by termite.

Light above gas stove position is unsafe as oil vapour from cooking will damage wire & fixture. If chimney is placed, light point will be unusbale. If not rectified at proper time, this can cause electrical & safety hazard for occupants.

Due to usage of wooden door hinges in aluminium door frame, stability of frame will get reduced with air pressure. Hence frame will get loose and panel will rattle. Moreover aluminium doors are designed to move door both ways, but due to usage of wooden hinges it will be not able to move both ways. It can create problem for residents in future.

Usage of screws will reduce stability of the window frame as they are not designed for wind pressure. This can cause displacement of window frame which can create path for moisture and cause further damage. Additionally screws get easily rusted due to quality of its material. Hence this will add to the repair cost.
